Coronado Bay #1901 for $335,000 is being build by one of Panama’s premier builders, Empresas Bern.
It is located in the gated community of Coronado…about a 75 minute drive from Panama City.
It is located *directly on the beach* …so, there is nothing in front of it…nothing blocking it, just ocean.
The entire building will consist of 22 floors and about 200 apartments, with 10 being on each floor. Units #1 and #2 are the only 2 units that are directly on the beach (see below with pictures). The other units will consist of partial ocean views or mountain views.

My apartment is on floor #19. My apartment is model #1. That means that it is #1901. Like I mentioned above…only 2 models, #1 and #2, sit directly on the beach…and mine is #1.
To be perfectly clear - only 2 units are direct ocean front #1 and #2. The other 8 units per floor have mountain views, and partial ocean views.
It consists of 1 bedroom/1.5 bathrooms (can be converted into 2 bedrooms), 116 square meters (1,248 square feet), top of the line kitchen, walk in closet in the master bedroom, foyer, living room and dining room, laundry room, 1 parking space, and comes with a 20 year property tax exemption. It is in a corporation and all assignment paperwork is done for the new buyer.
As of October 2008 there is only 1 other unit like mine available. It is on floor 11. So, it is #1101. It is for sale for $402,000. If you add in the fact that my unit is 8 floors higher…and the cost is generally $2,000 per floor…my units “retail” value is $418,000.
As you can see…my unit is priced at least $85,000 cheaper…as I write this. And that's IF you can find one.

If you were looking to purchase this apartment from me before November 30, 2008, here are how the numbers would look:
Purchase Price: $335,000
Separation money to me: $163,062. (This includes everything I have paid the developer and profit - you pay me this amount - Please contact me directly in regards to a payment plan that works for YOU and ME).
Contract is in a corporation. We transfer the contract over from ME to YOU. This price also includes the corporation.
Now the contract is yours…in the corporations name.
Nothing else is owed to the developer until completion date…which is October 2009.
At the completion date…the amount you owe the developer…which is the contract you bought from me…is $171,937. 28.
