Author sells restored country house in the hills overlooking the Arno valley southeast of Florence. The stone house, which dates to the 16th century, was built on three levels on the edge of the ancient hamlet of Oliveto in the community of Loro Ciuffenna in Tuscany. The wisteria-shaded front terrace affords splendid views over central Tuscany and the hills of Chianti. In addition to the main house, which is surrounded by olive and fruit trees, there is a vine-covered studio. A large swimming pool is secluded by stone walls, hedges and a pergola. A mountain spring provides an abundant independent source of water. The property, at 540 meters above sea level in the foothills of the Pratomagno range, is located at 3 kilometers from the town of Loro Ciuffenna. Florence is 50 kilometers away (reachable via the Autostrada A1 Valdarno exit, 12 kilometers away). Arezzo lies 25 kilometers to the southeast, Siena 55 kilometers to the southwest. The vineyards of Chianti Classico lie within a 30-minute drive. The hamlet of Oliveto, named for its olive groves, is surrounded by woods of chestnut, oak and ilex. It consists of several stone houses and a chapel. Adjacent hiking trails lead to the Pratomagno mountain range and forests noted for wildlife and mushrooms.
Description
The property—covering about 8,000 square meters, or 2 acres—consists of terraces with cypresses, a variety of fruit and nut trees, vegetable and herb gardens, 60 olive trees that provide excellent oil. The main house has about 235 square meters of floor space, including dining room, kitchen, living room with fireplace, study, three bedrooms, three baths, two storage rooms and a furnace room for central heating. Attached to the house is a covered outdoor cooking facility with a wood-burning brick oven and barbecue.
A vine-covered studio, of about 30 square meters, includes a loft and a small wine cellar. The swimming pool, 14 x 7 meters and 3 meters deep, is surrounded by vine-covered walls, hedges and a pergola with a fireplace and stone table.
Condition of buildings. The main house has been restored in phases. Though inhabited for decades, it needs refurbishing in places (floors and windows and doors on the upper levels). The studio was completely renovated a decade ago. It has gas heating.
